On New Year's Eve spray wash had the opportunity to clean this synthetic stucco building in Tallahassee Florida. Synthetic stucco ( also known as Dryvit, or EIFS, among other names) must be cleaned in a different manner than traditional pressure washing. A soft wash technique works best for synthetic stucco. Our mixture is applied and removed at not more than 90 psi, which ensures that the exterior finish is not harmed in any way at all.

This building is approximately 7 years old, The original owner has never cleaned in its lifespan. He felt he had waited too long for a cleaning to be effective, and he was planning on having the building repainted due to the heavy algae infestation. Needless to say he was thrilled with the results and our gentle, but effective, cleaning saved him approximately $7000, which is the amount he was planning on giving to a painter to repaint the exterior of his business!

Nice job Ray. Last year while cleaning the roof on a Dryvit sided house, the owner asked that I test a small area with the roof cleaning solution. I sprayed it on, let it set 15 minutes and rinsed with a garden hose. It didn't appear to clean it. Is higher water pressure required such as the 90 psi mentioned earlier in the thread?

Dave, sorry I not gotten back to you any sooner. We typically clean our stucco at 20%, with about a 20 to 30 minute dwell time. It's rinsed with our booster pump which is pushing approximately 100 psi at 8 gallons a minute. Heavily stained stucco may take multiple applications. You can wash it up to about 500 psi with the pressure washer if you need a little more aggressive rents, we just usually don't find that to be the case. Are you sure it was a biological stain?

Thanks for the reply Ray. It was actually along the top of the half wall enclosing the front porch. So the stains might not have been biological. Perhaps I'll do a little complementary experiment on the next Dryvit house I do.

If it's a reactive type stain, I've found F9 or onerestore to be very effective on stucco

agree with Ray....especially if they are the black drip looking stains. We have better luck with F9 than bleach mix
